GPS and GIS Methods in Solving Property Boundary Discrepancies: A Case Study

A concern over true property boundary locations developed recently regarding a branch experiment station in Mississippi. The boundaries of the experiment station were in question, because the neighboring facility had commissioned a legal survey that concluded that a certain parcel of land, upon which the facility intended to build a road, was being utilized by the experiment station. Because this was previously unknown to the experiment station, and because the experiment station had been using the parcel of land in question for many years, the experiment station needed to verify the claim. A decision was made to locate the boundaries of the station with an RTK-GPS system to ensure that no gross error had been made in the legal survey. Investigators used a combination of GIS (geographic information system) and RTK-GPS (real-time kinematic global positioning system) technologies to map the legal description of the parcel and resolve the concern. Analysis of the RTK-GPS-based survey data validated the neighbors claim to the parcel of land in question. This low-cost method enabled the experiment station to discern the boundary locations without going to the expense of commissioning a formal survey.
